Preparing Your Home for a Successful Photography Session

Your goal as a seller is to achieve the best possible price for your home. Here are some valuable tips to help you make the most of our appointment together!


Clear the clutter, then clear a little more!

Prospective buyers need to clearly see the potential and space your property offers. Having too many personal items on display can distract them from imagining their own lives in the home. Don't worry—there’s always that one cupboard where you can neatly tuck things away!

Ensure your driveway is clear by moving all vehicles out of the way.

A clean, clear driveway makes a world of difference in showcasing your property. It enhances the first impression, ensuring your home stands out in that all-important Rightmove photo, drawing the attention of potential buyers to your listing. Vehicles left in the driveway can obscure key features and detract from the appeal of the main image. If possible, we kindly ask that any vehicles be removed before our appointment to help capture the best possible shot.

Please open all blinds and curtains.

To ensure the best results using natural light, I kindly ask that all blinds and curtains are opened before my arrival. I exclusively use a technique called HDR merging instead of flash photography, which produces superior results when windows and openings are unobstructed. While I'm happy to assist with this, I must admit I can be a bit heavy-handed and wouldn’t want to risk damaging your fixtures or fittings. Your help is greatly appreciated!

I often have multiple appointments scheduled in a day, so to make the most of our time at your property, I kindly ask that all furniture, boxes, appliances, and other items be moved before my arrival. This allows me to get started right away, as I won’t be able to accommodate delays once the appointment begins. Thank you for your understanding and cooperation!

Personal photos and items

Although I don’t intentionally include personal items in the photos, they can sometimes appear in the shot. Please keep in mind that your property will be showcased on global property websites. To protect your privacy, kindly remove any family photos, personal belongings, or items you wouldn’t want publicly visible before my arrival. If removing larger items isn’t feasible, please inform me in advance so I can either avoid capturing that area or edit them out later. This is especially crucial for virtual tours, as every angle of the room will be visible to viewers.

Bathrooms and Kitchens

These rooms are often the ones prospective buyers pay the most attention to, so it’s crucial to present them in the best possible light. Small items like toilet rolls, dishcloths, shower gels, and shampoo bottles can distract from the overall impression and should be tucked away. Pro tip: My camera doesn’t capture the bottom of bathtubs and sinks very easily—these spots are perfect for quickly hiding any clutter!

Timekeeping

While I always strive to arrive at the agreed time, delays can occasionally happen due to unforeseen challenges or previous jobs running over schedule. This may result in my arrival being up to 30 minutes earlier or later than planned. If this could cause any inconvenience, please let me know in advance, and I’ll do my best to adjust accordingly. Should you need to reschedule, that’s absolutely no problem—just let me know, and we’ll find a time that works for you.

Cats and dogs

I have a soft spot for cats and dogs (especially cats!) and can easily get distracted by them. While I don’t mind having your furry friends around, it’s important to keep in mind that some potential buyers might feel differently. To make the best impression, consider removing any signs of pets, such as beds, bowls, and toys. While I may not be able to resist giving a cat some attention, it’s best to keep dogs out of the room I’m working in to ensure everything goes smoothly.
